Building vs buying: What to look for in your new home

Building vs buying established. That’s probably the age old question everyone will ask when you’re looking at getting into your own home. We say, why would you want to buy someone else’s home? When you can build your own home, exactly how you would like it and move in without having to lift a finger! Because that’s what we do, make first homes happen for our #homesweethomebuyers.

If that hasn’t convinced you just yet. We’ve got a few key factors that could give you a little food for thought for when you’re starting out on your home buying journey. Let’s break it down ⬇

Government Incentives and Taxes?

Being a first home buyer who is building their first home means that you’re entitled to some pretty epic incentives from the Government. What’s in it for you to build your own home? $10,000 to help you make your first home happen. Unfortunately, this isn’t available if you choose to buy an established home.

On top of receiving a cheeky bonus from the Government, you only have to pay Stamp Duty on land that is over $300k compared to paying Stamp Duty on your full established home purchase of over $430k.

First Home Owners Grant

When we say NEW, we mean it ?

There’s no mistaking that we build your new home from the ground up! From slab down to handing over the keys, everything is new. Unlike when you buy an established home, on the surface it may have had a facelift but the bones may be 10, 15 even 20 years old. You may be wondering why would that even matter, a house is a house. This may be true, but when it comes to warranties, maintenance and repairs they cannot compare.

A new home comes with a transferrable 25 year Structural Guarantee, which means you’re building journey doesn’t end once your keys are handed over. Plus, you as a new home owner receive a 12 month maintenance repair period. So if anything happens to your home within the first 12 months, we’ll make sure to get it fixed..

Quality brands

Location, location, location ?

Why limit yourself to just one or two areas to buy your first home, when there are heaps of choices of where you can build your first home ?

Not only is there choice galore when you’re looking at building your first home. Developers spend years researching and planning out their communities to ensure they are the best that they can be. From adventure playgrounds to epic coffee shops and stores, they are investing in new communities to make the most out of the gorgeous landscapes we have here in Perth. Whilst you may find the perfect established home for you, it may come with some things that you may not love about the neighbourhood. Whether that’s the demographic or amenities, an older community may not have it all.
